Maintenance Director-$1000 sign on bonus.

Wood Residential Services, a division of the largest Real Estate developer in the nation, has an immediate opening for an experienced Maintenance Supervisor for one of its large, beautiful apartment communities in the Chapel Hill area. This is a brand new Wood Partners community opening in Fall 2018. 

DUTIES

The Maintenance Supervisor is responsible for maintaining the physical integrity of the building at all times. The Maintenance Supervisor coordinates, supervises the maintenance staff and actively participates in the maintenance of the physical condition of the entire community while promoting resident satisfaction.

Essential Duties include:

·        Performance management

·        Walking units and creating punch lists for issue resolution with Construction team and vendors

·        Implementing preventative maintenance schedules and procedures

·        Assign tasks, supervise and evaluate subordinate staff and vendors

·        Perform facility maintenance repairs as requests and preventative maintenance

·        Order, store, and maintain inventory of equipment, supplies, and materials

·        Performing walk-through inspections of vacated apartment units

·        Reviewing resident repair requests

·        Maintaining after hours and emergency on-call coverage and service

·        Maintaining time and production records

·        Bid out contracted work with local vendors

·        Review and code maintenance invoices for Manager processing

·        Diagnose and perform maintenance/repair on A/C and heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences patios, railings, roofing, gutters, tile, carpet, flooring, fireplaces, ceiling fans, appliances, shutters, doors, cabinets, windows, gas and electric boilers, walls and ceilings, security systems, pool area and other equipment as required.

·        Other tasks assigned by Residential Manager

QUALIFICATIONS

·        Five plus years of related property maintenance experience

·        Strong working knowledge of all aspects of building maintenance.

·        Must have prior maintenance experience

·        Must be computer literate with experience in Property Management software

·        EPA certifications Type I and II.

·        Strong leadership and customer service skills.

·        Bilingual Spanish skills are a plus.

·        CPO certification required.

·        Must have HVAC Certification

·        High School or general equivalent degree (GED) required
