We are looking for an enthusiastic Assistant Maintenance Supervisor to join our team at a beautiful, class-A lease up in Raleigh, NC! The Assistant Maintenance is often the single most responsible party for resident retention. Not only does the Assistant Maintenance play a key role in the residents comfort and safety, but often includes more interaction with the residents than any other on-site personnel. It is therefore essential that the Assistant Maintenance portray a professional, courteous, and "We Care" attitude while on the job.
The following qualifications are necessary to be considered for the position:
• Must be able to lift 80-100 lbs. on a regular basis • Must have a valid drivers’ license and reliable transportation • Must be available for night /weekend call duty Mandatory Licenses • Class II or higher HVAC Must have knowledge and ability to perform the following duties: • Plumbing repairs • Repair/replace locks, smoke alarms • Replace screens • Appliance repair • Electrical repair • Painting and sheetrock • Roofing inspection/minor roof repair • Change AC filters • HVAC repairs (must have HVAC license Class II or higher) • Replace broken windows • Carpet and pad repair • Comply with OSHA regulations • Qualify to drive on behalf of company. In addition to the skills listed above, the Assistant Maintenance is responsible for completion of the following duties: • Complete resident requested service orders on a timely basis (MFI standard turnaround time for completion of service request is 24 hours) • Complete all assigned maintenance work on vacant apartments within MFI standard 7 days or 5 business days. • Comply with all OSHA regulations and any applicable laws in your area regarding health, safety, or environment. • Order maintenance supplies with approval of Property Manager. • Train newly hired Porter. • Ensure building lights and timers are working properly. • Install new appliances as necessary. • Order maintenance supplies with approval from Property Manager using the purchase order system. • Assist Property Manager/office personnel as needed in emergency situations. Salary based on experience.
